Our main goal here is to get on the same page and ensure there are no surprises throughout the building process. We want to hear from you. What’s your vision? What’s important to you? We’ll work together to create goals and discuss your “targeted” budget, as well as review Bella Villa’s approach to building your custom home or investment project to ensure we are aligned.


Step Two

Select Location

If you haven’t found your location yet, Bella Villa will support you with site selection, or simply a site inspection if you already own your lot. Either way, after decades of experience, we understand the challenges and opportunities that come with different properties. We can take your lot and maximize the expansive views, incorporating natural landscaping to create a stunning design.

 
 

Step Three

Decide Details & Budget

This is where we get down to the details. All parties sign a Pre-construction Services Agreement (*PCSA). Once that’s signed, we work on the details of how to bring your vision to life within your budget and agreed upon scope of work. This includes initial development, architectural design, and cost estimation. This is an important time in the process because the entire team, including client or investor, builds relationship with one another and trust before the building begins.

 

*The fee for our Pre-Construction Services Agreement is based upon the initial scope and intent of the project and covers the costs of our time and resources as it can take up to 2–4 months to complete depending on where you are in the build process.

Create Design & Style

It’s time to have some fun! You’ll meet with our Design Coordinator to review our portfolio and bring your ideas to create your idea book of exterior and interior finishes that fit your lifestyle.


Step Five

Start Game Plan & Construction

We’ve got our Game Plan! We have listened to your dreams, visions and goals for your project. The budget is set. The contract is signed. It’s time to start building! During the building process, we want to keep you up-to-date with important information. We’ll update the schedule daily as inevitable changes caused by weather or unforeseen events may disrupt the timeline. We’ll also have monthly budget reviews with you as we track the budgeted costs with actual costs. Our team members take site photos daily and post to our client portal app so you can track progress.
